Villa projects in Whitefield: how Godrej Florenne compares in 2026

Whitefield has a villa problem, and it is a supply problem. The corridor built apartments for fifteen years because apartments were what the land economics supported once prices crossed a certain point. Villas need land, land needs to be cheap enough to leave most of it unbuilt, and inside the ITPL ring it has not been cheap enough for a long time.

The result is that almost every genuine villa or row villa project marketed as “Whitefield” in 2026 is in fact on the edge of the catchment — Kadugodi, Budigere Cross, Sarjapur–Whitefield Road, or Soukya Road. That is not a criticism. It is the only place the product can exist. But it does mean the honest comparison is not “which one is in Whitefield” — none of them are in the IT core — it is “which edge, and what do you get for the drive.”

The shortlist

Five projects come up repeatedly when buyers on the eastern corridor are looking at four- and five-bedroom homes with land. Here is where each sits.

Godrej Florenne — Soukya Road

Twenty acres of 4 and 5 BHK G+3 row villas, ₹5.40 crore to ₹8.00 crore, at roughly ₹14,500 per sq ft on super built-up area. Architecture by Hafeez Contractor in a French Renaissance idiom. Density is approximately eleven homes per acre with around 62% open area — the lowest in this comparison group.

The differentiator is a private branded lift inside every home, serving all four levels. That is not a luxury flourish; it is the thing that changes how a G+3 row villa is actually lived in. Location is the trade: roughly eight to nine kilometres east of ITPL, with the Satellite Town Ring Road about 800 metres away.

Prestige Park Grove — Kadugodi

The closest direct competitor on both price band and product, at roughly ₹5 crore to ₹8.5 crore for four-bedroom homes. Kadugodi is meaningfully closer to the Whitefield IT core and to the Purple Line terminus, which is reflected in the pricing at the upper end. It is a larger, denser scheme than Florenne.

Sobha Galera Phase 2 — Budigere Cross

Row villas in the ₹3.5 crore to ₹5.5 crore band — the lowest entry point in this set. Budigere Cross sits on the Old Madras Road axis, which gives it a genuinely different commute profile: better toward the airport and KR Puram, less direct toward ITPL. Sobha’s in-house construction record is the usual argument in its favour.

Adarsh Sanctuary — Sarjapur–Whitefield Road

₹4 crore to ₹6 crore, on the Sarjapur–Whitefield connector. This is a different micro-market with a similar buyer — households weighing the Sarjapur tech cluster against the Whitefield one. Worth seeing if your work is split between the two.

Goyal & Co Royale Ville — Soukya Road

The nearest project on micro-location, also on Soukya Road. If you are evaluating Florenne specifically for the address, this is the one to drive on the same afternoon — same belt, same approach roads, same STRR proximity, different developer and different product.

The four questions that actually decide it

  1. Where do you commute, on which days? Eight kilometres is twenty minutes at 7am and fifty at 9.30am. Drive each shortlisted site at your own commute hour before you shortlist on paper. This single test eliminates more options than any spreadsheet.
  2. How many levels, and who climbs them? A G+3 row villa without a lift is functionally a two-and-a-half storey home — the top floor gets used for storage and the terrace twice a year. If there are grandparents in the household, or there will be, this is not a lifestyle question, it is a usability one.
  3. What is the density? Ask for homes per acre and open-area percentage, not just total acreage. Twenty acres at eleven homes per acre and twenty acres at twenty-five homes per acre are entirely different products with similar brochures.
  4. What is the price per usable foot? Not per super built-up foot. Ask for the carpet area and divide. Loading factors vary considerably across this set, and the headline rate per square foot can flatter a plan that loses a lot to common area.

Where Florenne wins, and where it does not

It wins on: a private lift in every home, which nothing else in this set offers as standard; a named architect and a coherent architectural language rather than a generic contemporary elevation; the lowest density in the comparison group; and a Godrej balance sheet behind the delivery promise on a 2031 handover.

It does not win on: proximity to ITPL — Prestige Park Grove at Kadugodi is closer, and if your commute is daily into the IT core that matters more than any in-home specification. It does not win on entry price either: Sobha Galera Phase 2 starts roughly ₹1.9 crore lower. And it is a 2031 possession, which is a long wait if you need a home to move into rather than an asset to hold.

If your commute is daily into ITPL, buy closer. If you are buying a home to live in for fifteen years and you want land, privacy and a house that works at every age, the lift and the density are worth the eight kilometres.

The variable nobody is pricing yet

The Satellite Town Ring Road runs about 800 metres from the Florenne site. As the remaining stretches complete, the Soukya Road belt stops being “past Whitefield” and becomes a junction between the eastern IT corridor, the Hoskote industrial belt and the northern airport corridor. Every completed ring road in Bangalore has repriced the land along it — the ORR did it for Marathahalli and Sarjapur, the NICE Road did it for the south-west.

That is an argument for the address, not a guarantee. Infrastructure timelines in Karnataka slip, and a ring road that completes in 2032 prices differently from one that completes in 2028. Treat it as upside rather than as part of your underwriting.
