Be clear about what that means, because it is the honest case for the project. You are not inside the Whitefield IT core. You are about eight to nine kilometres east of ITPL, which is why a four-bedroom home with its own garden, lift and terrace costs ₹5.40 crore here and would cost considerably more inside the ITPL ring. In exchange, you get a site with the STRR on the doorstep — the ring road that connects the eastern corridor to Hosur, Hoskote, Devanahalli and the airport without going through the city — and a residential belt that is still filling in rather than fully built out.

The Satellite Town Ring Road

The STRR is the variable that decides how this address reads in five years. It is the outer ring that links Hosur, Attibele, Sarjapur, Hoskote, Devanahalli and Doddaballapur without routing traffic through Bengaluru. Florenne sits roughly 800 metres from it. As the remaining stretches complete, the Soukya Road belt stops being “past Whitefield” and becomes a junction between the eastern IT corridor, the Hoskote industrial belt and the northern airport corridor. Every completed ring road in Bangalore has repriced the land along it — the ORR did it for Marathahalli and Sarjapur, and the NICE Road did it for the south-west.

The Purple Line extension

The Namma Metro Purple Line now runs east to Whitefield, terminating at Kadugodi Tree Park, with Hopefarm Channasandra and Whitefield (Kadugodi) serving the corridor. From the project gate, the nearest stations are approximately 7.3 km and 7.5 km — a ten to fifteen minute drive depending on the hour. That is a feeder drive rather than a walk, which is the honest way to describe it, and it is what keeps pricing here well below the stations' immediate catchment.

The Hoskote industrial belt

Hoskote sits roughly 10 km away and is the eastern manufacturing and logistics cluster for the city — an employment base that is not IT, and therefore not correlated with the tech hiring cycle. For a buyer thinking about rental depth and resale liquidity, a second, differently-cyclical employment pool within a short drive is a genuine structural advantage over a purely IT-dependent micro-market.

What you are trading

You are eight to nine kilometres east of ITPL, not inside the IT core. That distance is the entire reason a four-bedroom home with its own garden, private lift and rooftop terrace is priced at ₹5.40 crore here rather than considerably more inside the ITPL ring. In exchange you get low density, a ring road on the doorstep and a belt that is still filling in.
